Topography

The shape and contours of your land are critical. Whether your block is flat, sloping, or hilly will affect the design and construction of your modular home. Sloping sites might require extra groundwork, such as retaining walls, or perhaps an engineered subfloor if the elevation is significant. To ensure your site’s suitability, it’s advisable to have geotechnical engineers and land surveyors conduct site classification tests, including soil tests and surveys for wind rating, bushfire attack level (BAL), and other relevant factors.

Site Access

Before the design and construction phases, it’s important to assess how your modular home will be delivered. Consider potential obstacles like narrow roads, steep driveways, overhanging trees, or power lines. Although challenging, most issues can be managed with the right equipment and expertise.

Planning Requirements

Understanding the planning criteria associated with your land is vital. This includes zoning, overlays, covenants, and other regulations that could affect the building process. Addressing these early can prevent delays in obtaining planning permission.

Bushfire Risk

Even if your site is not in a Bushfire Management Overlay, it will have a BAL rating. A high rating may increase building costs to meet specific regulations. Factors influencing BAL include location, vegetation, proximity to combustible features, and the slope of the land.

Orientation

The direction your home faces impacts its energy efficiency. North-facing homes generally have better temperature control. However, the site’s specific conditions, like valley shading or wind exposure, can affect this. The orientation also influences indoor-outdoor flow, views, and curb appeal. Remember, from May 1st, 2024, Australian homes must meet a minimum 7-star energy efficiency rating.
